The job

What tile and flooring work involves in a Sarasota home

Most Sarasota homes sit on a concrete slab, and many mid-century houses still have terrazzo under carpet or old tile. That slab decides the job. A pro checks it for cracks and high spots before new tile goes down, because large tiles need a flat surface and a crack in the slab can telegraph through the tile above it.

A single cracked or hollow tile is a repair, not a remodel. The grout around it gets cut out, the tile comes up without disturbing its neighbors, the old thinset gets scraped, and a matching tile goes back in at the same height. Matching is the hard part: save spare tiles, or bring one loose tile to the store to match.

Vinyl plank (LVP) is the other common floor. It floats over a flat slab or over terrazzo without gluing to it, so the terrazzo stays underneath and can be uncovered later. Transitions at doorways, baseboards and shoe molding finish the install.

The difference

Tile and flooring on Florida slabs

Slab construction, humidity and older terrazzo shape how tile and flooring go in here.

Slab moisture

Concrete slabs carry moisture. Floors that glue down need a moisture check; floating LVP needs a vapor barrier where the maker calls for one.

Terrazzo underneath

Mid-century homes often have terrazzo under carpet or tile. Floating floors go over it and leave it intact.

Hollow tiles

Tiles that sound hollow when tapped have lost their bond. Loose ones get reset before they crack.

Grout in wet areas

Showers and kitchen backsplashes stain fast in humidity. Sealed cement grout or a stain-resistant grout keeps them cleaner.

Matching old tile

Discontinued tile is common in older homes. Spare tiles in the garage or a salvaged tile from a closet solve most matches.

How it works

How a tile or flooring request works

  1. Call, text or send photosCall or text (941) 207-6969, or use the form on this page. Photos of the job are the fastest start.
  2. A local pro reviews and quotesAn independent local pro looks at the photos, asks what the photos do not show, and quotes the job. Larger jobs get an on-site look first.
  3. You approve, the pro schedulesNothing starts until you approve the quote. The pro sets the price and books the visit with you directly.

What to have ready for a tile or flooring quote

  • Photos of the whole floor or wall, plus close-ups of cracks and grout
  • Room sizes in feet, or square footage if you know it
  • What is on the floor now: tile, carpet, terrazzo, vinyl
  • Spare tiles from the original install, if you have them
  • The tile or plank you picked, or a link to it
  • Whether furniture and appliances need moving

Questions

Tile and flooring questions.

Can one cracked tile be replaced without redoing the floor?

Yes. The grout around it is cut out, the tile is lifted, and a matching tile goes in. Finding a match is the main question, so keep any spare tiles.

Can LVP go over my terrazzo?

Yes. Floating vinyl plank goes over a flat terrazzo floor without glue, so the terrazzo stays intact underneath.

Why do some of my tiles sound hollow?

The tile has lost its bond to the thinset or slab. Hollow tiles often crack later. A pro can lift and reset them.

Is regrouting cheaper than new tile?

Pros set their own prices, so send photos for a quote. Regrouting keeps the existing tile and replaces only the joints, which makes it a smaller job than new tile.

Can you tile a backsplash in one visit?

Small backsplashes often go in over one or two visits: set the tile, then grout once the adhesive cures. The pro will tell you the schedule when quoting.

Do you install tile in showers?

Wall tile repairs, niches and regrouting in showers are common requests. A full shower rebuild with new waterproofing is a larger job; send photos and the pro will say whether it fits.
