The job

What deck, fence and paver repair involves

The before and after photos on this page are from a real job by a local pro: a porch with worn railings and steps, rebuilt with new pressure-treated posts, railings and stairs. Most outdoor repairs follow the same order. Find what failed, replace it with lumber rated for the job, and fasten it with hardware that holds up outside.

Fences fail at the posts and the gate. Posts rot at the soil line, and gates sag when the hinge post leans or the frame racks. A pro resets or replaces the post, squares the gate frame, and adjusts the hinges and latch. Broken pickets and boards get swapped to match.

Pavers sink where the base washes out, often at downspouts, pool edges and driveway aprons. The fix is to lift the pavers, rebuild and compact the base, reset the pavers level, and sweep in new joint sand.

The difference

Outdoor wood and pavers in Florida sun, rain and salt

Sarasota weather decides which lumber, fasteners and base hold up outside.

Ground-contact lumber

Posts and anything touching soil need ground-contact pressure-treated lumber. Standard treated boards rot at the soil line.

Fasteners near salt

Near the Gulf and bay, plain steel screws rust. Stainless or coated exterior fasteners last longer.

Rain and washout

Summer storms wash base out from under pavers at downspouts and pool edges. Redirecting the water keeps the repair from sinking again.

Pool barriers

Florida pool barrier rules call for self-closing, self-latching gates. A gate that no longer latches on its own needs adjusting.

HOA fence rules

Many associations set fence height, material and color. Check the rules before replacing a fence section with a new style.

What to have ready for a deck, fence or paver quote

  • A wide photo of the whole fence, deck or paver area, and close-ups of the damage
  • The length of fence or the size of the deck, even a rough guess
  • What the fence or deck is made of: wood, vinyl, aluminum, composite
  • For pavers: where the water comes from (downspout, pool, sprinkler)
  • HOA rules for fences and exterior changes
  • Gate access and where the pro can park

Questions

Deck, fence and paver questions.

Can you fix a sagging gate without replacing it?

Usually. Most gates sag because the hinge post leans or the frame racks. Resetting the post, squaring the frame and adjusting the hinges fixes most of them.

Can one fence post be replaced?

Yes. The panels on each side are detached, the old post comes out with its footing, and a new ground-contact post is set in concrete.

Why do my pavers keep sinking in the same spot?

Water is washing the base out. The repair rebuilds the base, and a downspout extension or grading change stops the washout.

Do soft deck boards mean the whole deck is bad?

Not always. Boards rot first. A pro checks the joists and posts under them before quoting board replacement.

Can you repair a composite or vinyl fence?

Many composite deck boards and vinyl fence parts can be replaced piece by piece. Send the brand if you know it so the pro can match parts.

My pool gate does not close by itself. Can you fix it?

Yes. Self-closing hinges and self-latching latches can be adjusted or replaced so the gate closes and latches on its own.
