The job
What a Sarasota pressure washing job involves
The right pressure depends on the surface. Plain concrete driveways take a surface cleaner, a spinning disc that cleans in even passes without stripes. Pavers take lower pressure so the joint sand stays put. Stucco, painted walls, screens and wood take a low-pressure wash with a cleaning solution, because a high-pressure tip can cut stucco, raise wood grain and tear screen.
A typical visit starts with a walk-around: plants near the wash area get wetted, outlets and lights get covered, and cars move off the driveway. Organic stains like mildew and algae get a cleaner that sits before rinsing. Rust and irrigation stains need a different cleaner than mildew.
Pavers usually need sand after a wash. A pro can sweep in new joint sand or polymeric sand once the pavers are dry, and seal them if you want a sealer. Ask for both in the same quote.

What is covered
Surfaces local pros pressure wash
Driveways and sidewalks
Concrete cleaned in even passes with a surface cleaner, then edges rinsed.
Pavers and patios
Lower pressure to keep joint sand in place; re-sanding on request.
Pool decks and lanais
Cool deck, pavers and screened lanai floors cleaned of algae and dirt.
House walls and fences
Low-pressure wash with cleaner for stucco, painted block, siding and wood fences.
Walkways and entries
Front walks, steps and entry pads, the first surfaces guests see.
Rust and stain spots
Irrigation rust and oil spots treated with the cleaner that fits the stain.
The difference
Why Sarasota surfaces get dirty fast
Heat, rain and shade grow algae and mildew on every outdoor surface here.
Algae and mildew
Shaded concrete, north walls and pool decks turn green or black within months in Florida humidity. A cleaning solution kills it; water alone spreads it.
Irrigation rust
Sprinklers fed by well water leave orange rust stains on walls, walks and driveways. Rust needs its own cleaner.
Stucco and screens
High pressure can damage stucco, paint and lanai screens. Those surfaces get a low-pressure wash.
Joint sand
Pavers lose sand in a wash. Re-sanding after the wash keeps weeds and ants out of the joints.
Runoff
Pros keep wash water and cleaners out of ponds, canals and storm drains, and rinse plants before and after.

How it works
How a pressure washing request works
- Call, text or send photosCall or text (941) 207-6969, or use the form on this page. Photos of the surfaces are the fastest start.
- A local pro reviews and quotesAn independent local pro looks at the photos, asks what the photos do not show, and quotes the job. Larger jobs get an on-site look first.
- You approve, the pro schedulesNothing starts until you approve the quote. The pro sets the price and books the visit with you directly.
What to have ready for a pressure washing quote
- Photos of each surface: driveway, walks, pool deck, lanai, walls
- Rough size of each area, or the number of parking spaces the driveway holds
- An outdoor water spigot the pro can use
- Which stains matter most: rust, oil, algae, tire marks
- Whether you want pavers re-sanded or sealed after the wash
- Gate and pool-cage access, and pets kept inside

Questions
Pressure washing questions.
Pressure washing or power washing: is there a difference?
People use both words for the same job. Some pros use "power washing" for hot water. What matters is the pressure and cleaner chosen for each surface.
Can you pressure wash stucco?
Stucco gets a low-pressure wash with a cleaning solution. High pressure can cut into stucco and strip paint.
Will washing remove the orange rust stains from my sprinklers?
Rust from well water needs a rust-specific cleaner. Pressure alone does not lift it. Send a photo of the stain and the pro will say what it takes.
Do pavers need sand after pressure washing?
Usually yes. Washing pulls sand from the joints. New joint sand or polymeric sand goes in once the pavers are dry.
Do you wash roofs?
Roofs are a separate job. Tile and shingle roofs are cleaned with a low-pressure soft wash, not a pressure washer. Ask when you send photos.
Do I need to be home?
Not always. The pro needs water, access through gates and pets kept inside. Many clients send photos and approve the quote by text.
