Painting in Venice
City Planner John Nolen developed the Northern Italian Renaissance style that marks Venice buildings from 1926 to 1929, and the City drew its Historic and Venetian Themed district boundaries to protect it (City of Venice Architectural Review).
Before choosing an exterior color in Venice, look up the parcel on the City’s Architectural Districts map or call the Venice Building Department at (941) 486-2626.

Painting rules in Venice
The Venice Architectural Review Board reviews and approves architectural elements inside the Historic and Venetian Theme districts, using the Architectural Guidelines Handbook and its Appendices.
The City’s FAQ states that all new construction and exterior alterations in those districts must comply with the district regulations, and that any and all color changes must comply with the color requirements.
Approved work in a Venice district receives a Certificate of Architectural Compliance.
An ARB submittal includes the application, fourteen sets of plans and specifications and the filing fee, delivered by the filing date on the Board’s calendar.
Planning staff work the customer service counter at the Building Department in Venice City Hall, 401 W. Venice Avenue, Monday through Friday from 8 a.m. to 4 p.m.
South Venice and Venice Gardens are census-designated places in unincorporated Sarasota County, outside City of Venice limits and outside its architectural districts.
Washing the house before paint is allowed under the Phase III order, which runs through March 31, 2027, and City of Venice Utilities posts its Phase III sheet for addresses inside the city.

Census figures for the City of Venice put a third of its homes in construction from 2000 or later, with a median build year of 1986.
About one Venice home in five predates 1970, and 1.6 percent date from 1939 or earlier.
Venice Gardens, a separate census place in unincorporated Sarasota County, is older: its median home dates from 1969, and the Census count lists every unit there as a detached house.
Venice’s pre-1970 homes, 19.4 percent of the city’s housing, all predate the 1978 federal ban on lead-based house paint, so paid painters who disturb those surfaces fall under the EPA Renovation, Repair and Painting Rule and its certification requirement.
Painting questions in Venice
Do I need City approval to change my house color in Venice?
Inside the Historic or Venetian Theme districts, yes. The Venice Building Division FAQ says every color change there must meet the district color requirements, and exterior alterations need a Certificate of Architectural Compliance from the Architectural Review Board. Outside those districts the City’s color requirements do not reach the house.
Which parts of Venice fall in the Historic or Venetian Theme districts?
Venice answers parcel by parcel. The City’s Architectural Districts map shows the boundaries, and Building Department staff will look up a street address over the phone. The Architectural Guidelines Handbook and its Appendices, posted on venicegov.com, set the design standards for buildings inside those two districts.
Does the color rule apply in South Venice or Venice Gardens?
No. Both are unincorporated parts of Sarasota County with their own Census place codes, beyond the Venice city line, so the Venice Architectural Review Board does not review paint there. Building permits for South Venice and Venice Gardens addresses come from Sarasota County Planning and Development Services.
